Then contact us for an appraisal.
There are forms you will be asked to fill out – such as the Queensland Governments Sustainability Declaration form.
This form must be filled out by the home owner for all residential property, except land, prior to it being offered for sale.
We will help you fill out the ‘Appointment of Real Estate Agent’ (form 22a). This form lists your details, our details, the property details, how the property is to be sold, and the agents’ commission. If you wish to discuss this in more detail please call us first.
“REAL ESTATE AGENTS COMMISSION”
In Queensland there is a set fee that agents can charge as commissions on the sale of your
property. The maximum amount charged is calculated like this:
5% of the first $18,000, plus 2.5% of every dollar thereafter, plus GST. The final amount is calculated on the sale price and is generally paid upon settlement.
We have a ‘No Sale – No Fee’ policy.
“ADVERTISING COSTS”
Today, the internet is the largest lead generator in the industry. Sunwest Properties advertises extensively on the internet, and on no less than 5 sites (including the 2 major sites Realestate.com and Domain.com) as well as in the local office window display. We do not charge you for this advertising. The cost is met as part of our service. We will also not charge you for our standard advertising signage.
When possible we will endeavour to place your property as a ‘Feature Property’ on RealEstate.com, or other sites, for one month at no extra cost (subject to available spots).
We take our own photographs* for advertising purposes. This too is a free service to you our clients. (*All photographs taken by us remain the property of Sunwest Pty Ltd should the listing expire or be terminated).
Extra advertising costs may be incurred should you instruct us to go outside of our standard service; such as, for example, special advertising boards or paper and magazine advertising. This can be negotiated as or when required.
